Prologis Dutra RJ I, a logistics park located in Rio de Janeiro, was chosen as the winner of the Master Imobiliário Award in the “Development – Commercial” category. Considered the “Oscar” of civil construction, the award is the greatest tribute that the industry pays to the sector. The park is managed by Prologis, the global provider of logistics real estate, and all investments were made through Prologis Brazil Logistics Venture (PBLV), a joint venture between Prologis and Ivanhoé Cambridge.
Registered as “Prologis Dutra RJ I – A case of success”, the park was chosen for its innovation and key differentials designed to serve the Rio de Janeiro market, in addition to several sustainability initiatives. The park’s success was proven early, with almost 200 thousand m² across its six warehouses pre-leased. All six warehouses are currently in operation and 100% leased.
Prologis' global know-how in the development and operation of modern logistics projects combined with local market knowledge enabled the team to understand the particularities of logistics operations in different regions and sectors. For Prologis Dutra RJ I, the strategic location where the Presidente Dutra Highway meets the Linha Vermelha, the proximity to the shopping center and commercial areas, the tilt-up construction, the largest number of docks per square meter, an internal circulation that allows continuous traffic and warehouses designed to meet the LEED platinum certification were all essential for the project’s success. The complete infrastructure of the park, which is present in other projects developed by Prologis, is also a great differential, with a main guard house with access control, air-conditioned changing rooms, restaurant, social area, auditorium, support area for truck drivers, among other facilities.
Additionally, this is the first Prologis project in Brazil with solar energy generation to serve part of the common area and the first Prologis project in the world to receive LEED Platinum certification, the highest in its category.
